Challenges in Affordable Housing: Perspectives from Civil Engineers

A recent article from News Nation highlights the struggles Gen Z renters face, with nearly 60% of them spending over 30% of their income on rent, making them “rent-burdened.”

In cities like San Diego and Los Angeles, this number is even higher, reaching 75%. While wages have grown since the pandemic, they haven’t kept pace with rising rents, creating a housing affordability crisis. Some cities, like Austin, have seen improvements, but overall, nearly half of renters in major U.S. cities face affordability challenges.

Being that MANY of my civil engineering contacts specialize in land and site development engineering, I was wondering:

❓Given the rising rents and affordability issues, why do you think affordable housing construction is lagging, particularly in major urban areas?

❓What challenges do you face in site development for affordable housing, and how could policy changes or technology, like AI, help?

❓In your experience, how does bureaucratic red tape slow down or complicate affordable housing development, and what solutions would you suggest to streamline this process?
